The Brookline Trust - Terms and Conditions

1. Services Offered

The Brookline Trust is a full-service real estate firm providing the following services:

- Residential and commercial property sales and leasing

- Property management

- Real estate investment advisory

- Mortgage and financing assistance

2. Client Representation

The Brookline Trust represents both buyers/tenants and sellers/landlords in real estate transactions. We have a fiduciary duty to act in the best interests of our clients at all times.

3. Fees and Commissions

- Sales transactions: The Brookline Trust charges a commission of 5-7% of the final sale price, to be paid by the seller.

- Leasing transactions: The Brookline Trust charges a commission of 1-2 months' rent, to be paid by the landlord.

- Property management: Fees range from 8-12% of the monthly rental income, paid by the property owner.

- Other services: Fees will be discussed and agreed upon prior to engagement.

- Broker Fee: If you are shown a property by The Brookline Trust, you must use us as your broker. We charge a one-month broker fee for this service.

4. Confidentiality

The Brookline Trust takes client confidentiality very seriously. All information shared with us will be kept strictly confidential and not disclosed to any third parties without the client's consent.

5. Limitation of Liability

The Brookline Trust and its agents shall not be liable for any indirect, special, or consequential damages arising from our services. Our maximum liability shall be limited to the fees paid by the client for the specific transaction or service.

6. Governing Law

These terms and conditions shall be governed by the laws of the Commonwealth of Massachusetts.
